Sheriff Sale ProcedureSales are held the 1st and 3rd Wednesday of each month at 10 a.m. Registration will be from 9:30 - 9:55 a.m. Sales begin promptly at 10 a.m. No Bidder registration will be allowed once the sale has begun.
If the courthouse is closed due to weather, snow, ice, power outage, or any other reason, the sale will be postponed or canceled.

Bidding Requirements & Rules Bidding must begin at 2/3 of the appraised value or higher. The attorney for the mortgage holder will begin bidding at, or above, that amount.
The winning bidder has 24 hours to deposit 10% of their bid with the Cleveland County Court Clerk. The Court Clerk will only accept a cashier's check.
A confirmation hearing will be held sometime 2 - 4 weeks after the sale. The attorney for the mortgage holder will notify you of the confirmation date.
Once the confirmation hearing has been held, and the sale is confirmed, the attorney for the mortgage holder will produce a sheriff’s deed. After the sheriff signs the deed, it is then the responsibility of the buying party to file the deed with the county clerk.
